Rooms
We have seven beautiful en-suite bedrooms as follows. Prices quoted are per person, per night (Double and twin room prices are based on 2 people sharing, the family room is based on 3 people sharing).
*The family room can be booked for two people if no other suitable room is available @ £30 per person, per night Low and Mid Season and £37.50 per person, per night High Season. The online bookng facility takes this into account when you book.

If you wish you can make your booking online.***IF YOU WOULD LOVE AN AUTUMN/WINTER BREAK, COME TO THE HIGHLANDS OF SCOTLAND. THE AUTUMN COLOURS ARE FABULOUS AND NOT EXPERIENCED BY OUR SUMMER GUESTS. THE SNOW-CAPPED MOUNTAINS AND RUGGED LANDSCAPE ARE A SIGHT TO BEHOLD AND THE DEER COME DOWN TO GRAZE WHEN THEIR NORMAL GRAZING PASTURES ARE COVERED WITH SNOW. CONTRARY TO POPULAR BELIEF, WE DO GET A NUMBER OF DAYS OF SUNSHINE AT THIS TIME OF YEAR, WHICH GIVES A DEPTH TO THE LIGHT ON THE LANDSCAPE COLOURS THAT'S RARELY WITNESSED, AND WITH THE CRISPNESS OF A MORNING FROST, WARM CLOTHING AND A CAMERA IS YOUR ONLY NECESSITY.
OUR BREAKFASTS ARE GENEROUS AND HEARTY, BEING THE PERFECT START TO THE DAY. OUR ROOMS ARE ALL INDIVIDUALLY HEATED, SO WHEN YOU RETURN TO US YOUR ROOM CAN BE AS WARM AND COSY AS YOU WISH.
A MINIMUM 3 NIGHT STAY CAN BE BOOKED AND YOU WILL ONLY PAY FOR TWO NIGHTS, BASED ON TWO PEOPLE SHARING A ROOM, TO INCLUDE BREAKFAST. THIS PRICE IS FOR SHORT-BREAKS BOOKED BETWEEN 1ST NOVEMBER AND 18TH DECEMBER INCLUSIVE FOR A PRE-CHRISTMAS BREAK, AND 4TH JANUARY TO 31ST MARCH INCLUSIVE (EXCLUDING THE EASTER HOLIDAY) FOR A WINTER/SPRING BREAK.

Special Rates are available for 3 night stays that fall between the following dates:
4th January – 31st March (excluding Easter) and
1 st November – 18 th December

Conditions of booking
- A 20% deposit is required upon booking, and this can be paid easily by using our secure 'online booking service'. Alternatively by cheque, made payable to ‘Nia-Roo Lodge' or by Credit/Debit Card over the telephone on +44(0)1320 366783. Deposit payments will be refunded provided we are given 14 clear days notice of cancellation and previous enquiries from other guests for those dates have not been refused. A £5.00 administration fee will need to be deducted from deposits that are refunded because of cancellation due to costs incurred for cheque or card transactions. Late cancellation deposits can not be refunded, however, we are happy to carry these forward to another stay later in that year. No-shows will be charged in full for the first night's accommodation cost.
- Please note that rooms will be reserved until 6.00 p.m. on the day of arrival. Please inform us on the day, therefore, if you are due to arrive after this time.
- Rooms can be occupied after 3.00 p.m. on the day of arrival and should be vacated by 10.00 a.m. on the day of departure. Guests are welcome to drop off their luggage before 3.00 p.m. if they wish.
